Historical Opportunities and the Birth of SPACE
In 2003, shortly after his finishing with the Shanghai Xintiandi project, Mr. Dickson Sezto, former deputy general manager for market affairs of Ruian Real Estate, together with the core members of the Shanghai Xintiandi team, established the SPACE creative holdings limited (hereinafter referred to as "SPACE") in Hong Kong, and set up the first branch in Shanghai. Since then, SPACE has been committed to "creativeness, space and new value", and has been devoted to endow business premises with fresh charm and greater commercial value, and deliver sustainable value growth by tapping into its professional expertise, rich and all-round practical experience plus international operation and management ideas.
Rapid Growth of the Beijing Branch
In 2004, SPACE established the Beijing branch starting to provide business management services in both Beijing and Shanghai. Through a range of projects with Jianwai SOHO, SOHO Shangdu, Beijing International Centre, CR Phoenix City, Sino-Ocean Land and Raycom InfoTeck Park, SPACE quickly secured an ever increasing market share in Beijing and gained good word of mouth for successful delivering and uplifting of commercial value. In addition, we have established lasting and stable cooperation with Sino-Ocean Land, CR Land, BBMG Group and other renowned real estate developers.
The Birth of Another Miracle: Super Brand Mall in Shanghai
In 2005, thanks to the outstanding performance in business positioning, planning, marketing and project management, the Shanghai team of SPACE is invited by the Charoen Pokphand Group of Thailand to join the Super Brand Mall project. With our expertise and experience, the team opened up fresh development opportunities for the project and enabled exponential growth of the project's market value. Their untiring efforts paid off and made Super Brand Mall project a winner in the Best Headway category at the China Shopping Center Awards 2006. And in 2007, Mr. Dickson Sezto was selected as one of the Top 10 Outstanding Individuals of Shanghai Retail Sector for his remarkable contribution.
Integrative Commercial Value Enhancement Services and the Initial Shaping of Organizational Structure
The organization restructuring in 2005 produced the current business portfolio of SPACE with commercial value enhancement at the core. The portfolio covers REITs, commercial real estate strategic consulting, architectural planning and design of commercial spaces, business management consulting (restaurant, entertainment and club), commercial real estate brokerage, hotel premise consulting and office premise consulting. Such an integrative commercial value enhancement service provides full support from positioning and planning to leasing and management.
Nation-wide Expansion with Industry and Government Recognition
The year 2006 witnessed the rapid expansion of SPACE across East China, Southeast China and the Bohai rim region. Also in this year, SPACE, as the commercial advisor of the governments of Beijing Chaoyang District, Shanghai Luwan District and Hangzhou Shangcheng District, provided professional planning and guidance on business modality, structure and layout in sub-city areas.
Leapfrog Development
Covering a total area of more than 8,500,000 m2, the projects undertaken by SPACE in 2007 include Xidan Joycity shopping mall, Global Trade Centre, Chengdu OCT, and Raycom InfoTeck Park and many other land mark commercial real estate projects. Integrating a theme park, the comprehensive strategic planning for the 550,000 m2 commercial area of Chengdu OCT project features various business modalities from pedestrian street and shopping center to independent theme shop. Through the successful planning for the multi-function commercial area, SPACE demonstrated its deep understanding of commercial real estate. Leasing out all Joycity premises of more than 100,000 m2 in only 5 months and enabling the shopping mall to open on December 28, 20007, SPACE greatly facilitated COFCO in fulfilling the latter's strategic objective of completing purchasing and commencing business in the same year. And this success is fully illustrative of the international brand resources of SPACE and its strong strength in operating and managing big shopping centers.
